Do you have a landlord or a landlady that you’re practically scared to approach? Unfortunately, if you want to have a comfortable hassle-free life, you need to be on good terms with the person. Here are some stuff the melt your landperson’s grouchy heart, or at least make dealing with him more bearable:

Smile and greet your landlord when you see him. So what if he doesn’t greet you back? It doesn’t hurt anyone to be friendly and polite. Be kind. You don’t have to give him gifts on special occasions, but at least leave a holiday card or a thank you note for him. These small gestures can do a lot of wonders.

To avoid dealing with your landlord, you can try to solve small problems or repairs on your own. If you consider doing this, then don’t forget to save your receipts and file them properly. At the end of your lease, you can ask for a full deposit back since you spent money on the repairs yourself.

Keep your yard clean, and when you leave the apartment or house you are renting, you can hire professional cleaners to do the dirty work. Not only will this impress your landlord, but it’s more likely that you get your deposit in full.

Always pay your rent on time. If you can pay a day or two early, then all the better. Don’t give your landlord any reason to complain about you.

Use written communication as often as possible. This way, you get to have a record of everything that was said. You can send an e-mail or write a note/letter which you can send along with your check or rent money. Just make sure that you make a copy for yourself.
